About our group:
We are part of the Facilities
Support Services Group and this senior level position will be based at Johnson
and Johnson’s Research and Development site in La Jolla, CA. Your primary
workload is handled M-F during daytime hours and as a Facilities Building
Management System (BMS) Controls Engineer, you'll interface with a variety of
our staff while enabling projects that provide lasting value to the Facilities
Department and to CBRE.
RESPONSIBILITIES
This onsite position provides oversight in the operation and maintenance of all
building automation systems to maximize efficiency and minimize costs in
conjunction with our Optimum Energy Program. Working under general supervision,
conducts preventive maintenance, repair, installation, commissioning and
general servicing of HVAC Automation Systems (including detailed
troubleshooting of systems). Responsible for high levels of customer
satisfaction through direct, on site, customer interface. Properly completes
required project and service documentation. Ensures compliance with safety
rules, regulations, and oversees scheduled contracted work. The ideal
candidate will have extensive experience as well as strong work plan
development and progress oversight skills.
ESSENTIAL
DUTIES AND RESPONSIBILITIES
Maintain oversight and ownership of the BMS -Johnson Controls Metasys system, which
includes all the various connected and separate electrical, mechanical, life,
safety, etc. systems that are operational in a facility. Ensures that measures
are taken to operate all specialized systems in the most efficient manner to
keep operating costs at a minimum.
Edit and modify existing CBRE programming to
incorporate building system changes and provide engineering support to resolve
interruption issues to building controls infrastructure
Respond quickly to emergency situations and
alarms, summoning additional assistance as needed.
Directly develop CBRE programming code to convert system point list and
sequence of operation description into functioning CBRE programming code for
new building systems or modifications to existing systems
Conceive and develop solutions to CBRE problems
through the application of professionally accepted engineering practices and
procedures
Estimate BMS related costs for labor and
materials for building renovations, modifications, or system changes
Oversees scope development, work request
initiation, scheduling, and inspection of work performed by outside
contractors, which includes proprietary work, licensed installations, upgrades,
and maintenance and inspection of specialized systems.
Provide technical resource for site maintenance
technicians and engineers
Develop and implement long term plan for site
BMS system updating
Provide both written and oral updates to
management on the progress of projects and tasks
Provide project management for a variety of
other related tasks and systems
Complies with all applicable codes, regulations, governmental agency and
Company directives related to systems operations and work safety.
Inspects specialized systems to ensure operation of equipment is within design
capabilities and achieves operational conditions prescribed by client.
Performs assigned repairs and emergency and preventive maintenance. Completes
maintenance and repair records as required.
Performs other general maintenance of building systems and features to assist
other trades as directed.
Other duties as assigned.

QUALIFICATIONS

EDUCATION and EXPERIENCE
Five year plus hands-on BMS experience including preventative maintenance and troubleshooting. Hands-on of Johnson Controls Metasys software highly preferred but not required. D
emonstrated experience and proficiency with Johnson Controls including hardware selection, ordering, installing, programming, commissioning, and testing.
Proficient in GX9100, HVACPRO, XTM Configurator and CCT Programming or ability to learn
Working knowledge of MN Low Voltage Electrical Code
Integration experience with BACNET, MODBUS, Etc.
Knowledge of programmable logic controllers desired.
Knowledge of commercial HVAC systems.
Experience in HVAC and automation system control and/or emergency backup systems (generators, UPS, etc.) preferred. High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
CERTIFICATES and/or LICENSES
Electronic certifications in one or more of the following: Electrical, mechanical, access control, server and PCs, application and controller software or firmware, digital and analog controllers, networking, process controls, mechanical power transmissions, or data analytics. Licenses or certifications as may be required by local applicable law or ordinance.
COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
FINANCIAL KNOWLEDGE
Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
Knowledge of standards and city codes with respect to Fire/Life Safety codes, relating to both mechanical and electrical systems in commercial buildings.
