Job Description:
Under general supervision, performs a variety of work in the general maintenance and repair of buildings, facilities, HVAC systems, electrical trouble shooting electrical systems and equipment. Perform related duties as assigned.
Directly Responsible to
Assistant Chief Engineer, Chief Engineer, Operations Manager, Facility Manager
Supervision Over
Small Groups, Sub Contractors, Vendors as assigned by Management
Duties and Responsibilities:
(Any one position may not include all of the listed duties, nor do all of the listed examples include all tasks which may be found in positions within this classification and includes Duties and Responsibilities as noted in CLASSIFICATION TITLE: Operating Engineer.)
Possess as “AVERAGE” knowledge of the central air conditioning plant, the central heating plant and boiler plant, air handling units, pumps, fans, and related equipment.
Responsible for inspection and adjustment of HVAC components
M onitoring and balancing of interior air flow and temperature
O peration of computerized building control systems
L ocation, diagnosis and correction of equipment malfunctions
M onitoring and adjustment of chemicals used to treat various water systems
I nvestigations of complaints regarding equipment
M aintenance of daily log sheets recording equipment operations
M iscellaneous repairs and maintenance.
Assists in obtaining quotes and arranging for services of outside vendors as needed
A nnotates and updates work logs for specific site requirements
A ctivates and deactivates building alarms and responds to alarm calls during and after regular work hours
M aintains clean, safe, and orderly work sites.
Read, understand and comply with employers and client’s policies, critical environment standards and asset management environment critical standards.
Complete required OSHA 10, Shop Talks, safety training and specialty training courses assigned by management.
Complete and close work orders in a professional timely manner.
QUALIFICATIONS

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
CERTIFICATES and/or LICENSES
Universal CFC certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
FINANCIAL KNOWLEDGE
Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
